Our Walnut Creek work has included chimney flashing and wood repairs. Coordinate those details with the in-progress inspection and a permit budget based on the proposed work.

Permit
Roof replacement permits in Walnut Creek
We pull it and schedule the inspections. It’s billed at the city’s actual cost, separate from the roof.
Permit authority
City of Walnut Creek Building Division; City building inspections.
Permit planning
ARS allows approximately one week for permits unless the department confirms a shorter route; issuance is not guaranteed.
Past ARS permit cost
Our June 2025 Walnut Creek reroof invoice listed $315.00 as the contractor-billed permit charge. That historical invoice amount is a budgeting example; it is not a municipal payment receipt or today’s quote for your roof.

Inspections
Inspections and booking
Deck and sheathing — Keep required framing, deck and sheathing work accessible until approved. Confirm Walnut Creek’s deck and repair inspection requirements on your permit before covering; a separate tear-off visit depends on the assigned scope.
In-progress — Required by Walnut Creek Municipal Code §9-0.5.305(g), during installation of the new roof covering. Obtain stage approval before proceeding beyond the inspection point; no citywide completion percentage is specified.
Final closeout — Required after all permitted work is complete under §9-0.5.305(c)(10). Clear outstanding permit conditions, including applicable waste-plan and outside-agency holds, before scheduling final.
Scheduling — Use a linked Accela account, inspectionrequest@walnutcreekca.gov or voicemail 925-943-5833. Request by midnight for typical next-day service; online requests up to five days ahead. Confirm the window at 8–8:30 a.m. Next-day service is not guaranteed.

Deck and gutter repair accompanied the replacement
A September 2026 Walnut Creek replacement record lists three plywood sheets, 24 feet of shiplap, re-nailing of the deck and repair to part of the back gutter. The roof assembly also included new galvanized flashing and valleys and six O’Hagin vents. The work needed a repair scope alongside the roof-covering scope; those job details do not remove Walnut Creek’s required inspection during installation.
Customer discussion
A Walnut Creek homeowner wanted a light gray close to the existing roof and asked whether the same shade was available in the upgraded shingle. That led to a product-and-color comparison and a request to see the color across an installed roof. Tree work also had to fit the schedule. Selecting the product, confirming its available colors and sequencing other exterior work can avoid a last-minute change in materials.
