Our Vallejo projects include full composition-to-composition tear-offs. Plan the in-progress inspection while 25–75% of the roofing is installed, followed by final, and confirm current permit charges.

Permit
Roof replacement permits in Vallejo
We pull it and schedule the inspections. It’s billed at the city’s actual cost, separate from the roof.
Permit authority
City of Vallejo Planning and Development Services, Building Division; City permitting and inspection service.
Permit planning
ARS allows approximately one week for permits unless the department confirms a shorter route; issuance is not guaranteed.
Past ARS permit cost
Three ARS composition-to-composition reroof permits in Vallejo were $276–$277 each in August 2026, using those projects’ valuations. Vallejo’s fees changed September 14, 2026, so these are historical examples; request the current assessment for a new permit.

Inspections
Inspections and booking
Deck and sheathing — Vallejo’s usual reroof sequence is in-progress, then final. Roof Deck Nail, code 403, and separate structural approvals may also apply to deck or sheathing changes; confirm those checks before covering.
In-progress — Required. Schedule when roof coverage is 25–75%, before completing the roof. Missing this inspection can require a reinspection, fees, an installation/warranty letter, manufacturer instructions and removal of at least 100 sq ft of roofing if verification is needed.
Final closeout — Required after reroof completion and required prior approvals. For covered C&D projects, weight-tag review must be approved before final. Keep approved permit documents, reroof form and manufacturer instructions onsite; bulletin requests CF1R-ALT-05-E and CF2R-ENV-04-E when a cool roof is required.
Scheduling — Book through eTRAKiT or IVR 707-648-4384. City recommends at least 3 business days ahead; next-day service is not guaranteed. Online requests are due by 3 p.m. the preceding day. Assigned window is AM 8–noon or PM noon–4; preferences are not guaranteed.

Concealed wood repair needed its own record
A Vallejo reroof recorded in August 2026 includes dry-rot labor and materials, with the repair time distinguished from the allowance in the original estimate. The roof is documented as a full composition-to-composition tear-off. That example supports asking how hidden wood repair will be recorded and agreed when the roof opens; it is not a prediction of how much damage another Vallejo home will have.
Customer discussion
A Vallejo homeowner asked us to revise the roof scope to include two solar-powered attic fans and to clarify permit costs and possible hidden wood repair. That is a useful way to review a reroof proposal: separate the base roof, selected ventilation upgrades and conditions that cannot be confirmed until the old covering is removed.
A retained patio and a separate membrane roof example
An August 2015 Vallejo replacement expressly excluded the patio roof while removing composition and wood-shingle roofing and adding a new backed sheathing surface elsewhere. A November 2019 project removed two composition layers, included the garage deck check and used 60-mil TPO on a flat portion. That second scope also specifies custom upper and lower skylight flashings and new seamless gutters. The retained area and mixed materials belong in the written scope, not assumptions based on the shingle product alone.

Questions for this project
A completed roof can still be waiting for recycling sign-off
Covered projects need weight-tag approval before final; the 1,000-sq-ft threshold can cover reroofs below $50,000.
Order the correct Vallejo debris box
Request a Recology C&D box specifically. General-box landfill disposal does not earn diversion credit.
