Roofing in Vacaville

Our Vacaville examples separate an unawarded mixed-slope estimate from completed projects with patio-cover, porch and skylight work. That distinction matters: proposal options explain a comparison, while the completed scopes show the work actually recorded on other properties.

Permit

Roof replacement permits in Vacaville

We pull it and schedule the inspections. It’s billed at the city’s actual cost, separate from the roof.

Permit authority
City of Vacaville, Community Development, Building Division
Permit planning
ARS allows approximately one week for permits unless the department confirms a shorter route; issuance is not guaranteed.
Past ARS permit cost
Our May 2025 Vacaville reroof invoice listed $297.00 as the contractor-billed permit charge. That historical invoice amount is a budgeting example; it is not a municipal payment receipt or today’s quote for your roof.

Inspections

Inspections and booking

  1. Deck and sheathing — ARS has had a Vacaville job requiring deck/tear-off inspection. Confirm the exact stages on your own permit and obtain approval before covering the exposed work.
  2. In-progress — Confirm with Vacaville whether your roof needs any intermediate, underlayment or flashing check in addition to deck/tear-off. Agree on any weather-protection plan with the inspector before covering.
  3. Final closeout — Request final after all required earlier inspections and applicable departmental approvals are complete. Confirm Vacaville’s current roof closeout forms when arranging the permit.
  4. Scheduling — Request by 3 p.m. the preceding business day through eTRAKiT, IVR 707-317-1070 or SelecTXT 866-752-4311. City schedules the first available business day and strives for completion within two business days of the requested day; peak-period delays are possible. AM/PM requests are not guaranteed; no inspections after 3:30 p.m. Cancel by 6 a.m. inspection day.
Local projects

Local roofing decisions

What did the pitched-only and combined estimates include?

A July 2026 Vacaville estimate described nine pitched facets at 4:12 and a separate 464-square-foot flat section. ARS priced the pitched roof alone and a combined pitched-and-flat option. Both included removal of two existing roof layers. The customer later said the job was filled; this estimate did not become an ARS completed project.

The useful comparison was the included area. A homeowner reviewing similar options should mark the flat section on the proposal and check whether it is included, retained or handled under a separate scope. The layer count should also appear in both options so a price difference is not mistaken for a different demolition allowance. These options remained in an unawarded proposal; no installation or measured energy result is claimed.

What did the completed patio-cover project include?

A separate June 2026 Vacaville job record documents removal of two roof layers, ten O’Hagin vents, new chimney, skylight and roof-to-wall flashing, and a welded TPO cricket at the rear patio cover. Dry-rot deck and fascia repairs and replacement of the front gutter also appear in the record.

This completed scope reaches several connections around the roof, not only the main covering. For a new proposal, identify the patio-cover junction, the openings being reflashed and the gutter frontage included. Keeping those items visible helps compare a roof-area price with the actual work at its edges and penetrations. It also distinguishes the front-gutter item from whole-house gutter replacement. These are quantities from one project, not a standard allowance for every Vacaville reroof.

Why did the porch and skylights need their own entries?

A March 2017 Vacaville replacement included removal of a second layer, repairs in several deck areas and re-sheathing the front porch with five plywood sheets. Its low-slope area had a separate membrane underlayment; five downspouts, gutters, attic fans and insulation were also recorded. A July 2020 project instead called out custom skylight saddles and seven downspouts.

For a homeowner, those examples show why roof areas and openings should be named individually. The porch deck work was not the same as a general damaged-wood allowance, and the skylight metal was not described only as miscellaneous flashing. Ask which supporting surfaces and connections are included, and how additional work found during tear-off will be recorded. For a new Vacaville job, choose sheathing and repairs for the actual condition and current permit.
