Roofing in Rodeo

Our Rodeo work includes a photographed condition assessment that led to a full reroof, a first-floor-only replacement and a layered tear-off with custom details. Each example shows a different way to define the work and its closeout.

Permit

Roof replacement permits in Rodeo

We pull it and schedule the inspections. It’s billed at the city’s actual cost, separate from the roof.

Permit authority
Contra Costa County Building Inspection; confirm the property’s jurisdiction.
Permit planning
ARS allows approximately one week for permits unless the department confirms a shorter route; issuance is not guaranteed.
Past ARS permit cost
A July 2026 county-issued permit for a 28-square Rodeo comp-to-comp reroof was $264.20. Your project’s scope, current assessment and any separate processing charges can change the amount.
Permit fee planning
County residential reroof base components are $150 plus $38 processing; surcharges and any separate local approvals add to the assessment.

Inspections

Inspections and booking

  1. County inspection holds — County stages are 123 Roof/In Progress, preferably 25–75% complete for composition, then 120 Final after completion. Confirm deck, repair and nailing holds—including code 108—before covering, and obtain approval at every assigned stage; a separate deck visit depends on the permit.
  2. Final closeout — Clear any County CalGreen hold through Green Halo before final; allow up to four business days. Confirm remaining conditions and roof access.
  3. Booking — Book through County ePermits or 925-646-4108; confirm current deadlines and availability before tear-off.

Local roofing decisions

Why was a whole-roof plan proposed on one Rodeo project?

In July 2026 correspondence, ARS’s inspected condition assessment described even wear across several roof slopes and recommended a full tear-off and reroof instead of isolated patching. The customer received photographs and selected Landmark in Thunderstorm Gray. A contract was accepted, materials were ordered and a completion report was later sent. For another visibly worn Rodeo roof, assess the condition before choosing repair or replacement.

The photographs and written scope gave the homeowner a way to connect the recommendation with the areas being discussed. For a new assessment, ask which observed conditions support a repair or replacement proposal and whether the scope addresses the whole roof or selected slopes. That question is more useful than assuming the same choice follows from age or appearance alone.

Which records followed the roof work?

The same Rodeo customer asked what could be sent to an insurer. ARS countersigned the scope and timing and later supplied a completion report. No insurance renewal, premium or coverage outcome is confirmed.

This gives a practical way to organize the paperwork: keep the agreed work and schedule together at the start, then add the completion record when it is available. A homeowner can ask the insurer which documents it needs for that property instead of assuming a single roofing packet meets every insurer’s requirements. ARS can document the roofing work; the insurer decides whether that meets its requirements.

What was different about the partial and layered replacements?

A November 2025 Rodeo record limits replacement to the first-floor roof, with one composition layer removed and dry-rot labor and lumber recorded. A different August 2023 scope identifies a 21-square section with two additional layers to remove, a TPO cricket and a custom upper fireplace saddle with counterflashing.

These are different demolition and connection scopes. For a homeowner, the comparison should show which roof levels are included, how many layers are being removed in each area and which custom details are priced. A partial replacement also needs a clear boundary with the roof that stays. The records do not support applying one project’s layer count or repair allowance to another Rodeo property.

Questions for this project

Has the fire district contact changed?

The former Rodeo-Hercules Fire Protection District was annexed into Con Fire July 1, 2025. This does not change County building inspection authority.

Are there Rodeo-specific design rules to check?

Check the parcel against the County’s Rodeo area-wide P-1 zoning and design guidelines. Ask planning which requirements apply to the proposed roof changes; those guidelines do not make design review mandatory for every reroof.
