Our Pleasanton work includes skylight installation and targeted wood-trim repairs. For a reroof, plan the framing and sheathing inspection before underlayment, and carry the permit cost in the budget.

We pull it and schedule the inspections. It’s billed at the city’s actual cost, separate from the roof.

Permit planning
ARS allows approximately one week for permits unless the department confirms a shorter route; issuance is not guaranteed.
Permit fee planning
Pleasanton’s January 2026 fee schedule lists a $295 base for a one- or two-family dwelling reroof, including the garage. Applicable technology, energy-compliance and state charges are additional; obtain the assessed total for your project.

Inspections
Inspections and booking
Deck and sheathing — Roof framing and sheathing must be inspected before any weather-protection covering, including underlayment, or roofing material is installed (PMC 20.04.350). The January 2026 City inspection card lists 602 Roof Sheathing for reroofs. Confirm the permit-assigned sequence before starting.
In-progress — Follow the in-progress checks assigned to your Pleasanton permit. The January 2026 inspection card uses 602 Roof Sheathing and does not list the older 603 Reroof In Progress code. Obtain every required pre-cover approval before moving ahead.
Final closeout — Final inspection, code 999, after permitted work is complete. Keep the permit/job card and required compliance documents available; resolve applicable permit conditions before requesting inspection.
Scheduling — For next-business-day inspection, request by 3 p.m. the prior business day through ACA, text SCHEDULE to 844-670-9753, or IVR 925-931-5322. Call 925-931-5300 from 7:30–8 a.m. for the day's window.

Repair work can be limited and specific
Our Pleasanton records include a December 2014 visit to install two skylights over leaking areas, and a later maintenance visit to remove two satellite dishes and their wires and repair wood trim. These historical records describe targeted work, short of a complete reroof. An inspection should establish whether the present issue is at a penetration, an abandoned attachment or the broader roof surface before a replacement scope is chosen.
