Oakland project records show why a completed roof, the permit route and the documentation requested afterward are separate questions. A garage reroof, a house with deck work and an insurance follow-up each require a clearly defined scope.

Permit
Roof replacement permits in Oakland
We pull it and schedule the inspections. It’s billed at the city’s actual cost, separate from the roof.

Certificate processing
Official City processing table lists Re-Roofing & Insulation Certificates as up to 5 days; it does not specify business versus calendar days. ARS planning allowance: approximately one week unless the department confirms otherwise; not an issuance guarantee.Confirm
Permit planning
ARS allows approximately one week for permits unless the department confirms a shorter route; issuance is not guaranteed.
Permit fee planning
Oakland’s FY2026/27 schedule lists $268.64 for a reroof permit covering up to two inspections. That line does not establish the total for a self-certified reroof certificate. Confirm the correct route and its complete charges with Oakland before payment.

Inspections
Inspections and booking
Deck and sheathing — No scheduled deck inspection under an approved Re-Roofing Certificate alone. Do not extend that exemption to extra structural/deck work: confirm its permit classification before covering. Separately permitted construction can require roof-plywood nailing and framing inspections.
In-progress — No City inspection is required for the approved self-certified reroof certificate scope. Any separately permitted or changed scope follows its assigned inspections and must not be concealed before required approval.
Final closeout — For the certificate route, complete Section 2 and upload the completed certificate to its original Online Permit Center record after work. Certificate validity is 180 days; one certificate covers one structure. Separately permitted work needs its own required closeout.
Scheduling — No inspection booking for the approved certificate-only route. Other work: City inspection app, bbcode-inspect@oaklandca.gov or 510-238-3444; no same-day inspections. Request at least 2 business days ahead for a desired date.

What did an Oakland homeowner request after completion?
Following an Oakland roof job, a homeowner asked for the signed contract, approved permit, completion date, paid final invoice, shingle specifications and fire-classification information, and completed-roof photographs for an insurer. ARS sent the permit and a completion report. The homeowner later said the paperwork appeared sufficient; no insurance coverage or premium outcome is confirmed. The requested product classification was not independently established in the message body.
This example shows why the job file remains useful after installation. Keep the agreed scope, permit and completion records together, and ask the insurer to identify its requirements for the particular property. A request for a product specification should be answered from the actual product record, rather than inferred from the fact that the roof was replaced. Ask the insurer which documents it needs for that property.
Does a garage reroof describe the same job as a house reroof?
A July 2017 Oakland record specifically describes reroofing a garage, with composition shingles, starter and ridge work. A June 2015 house reroof had a broader scope: shake removal, new backing and sheathing, custom upper and lower fireplace flashings, gutters and insulation. These were separate projects and assemblies.
For a new Oakland proposal, identify each structure and its included work before selecting the permit route. Oakland’s certificate process uses one certificate per structure, and added deck or structural work needs a scope determination rather than an assumed exemption. The historical records illustrate why those distinctions matter, but they do not show which permit route was approved for either old job. A completed construction entry is not proof that a particular new project qualifies for the certificate-only path.
How should the proposal describe wood repairs?
A September 2026 Oakland replacement record includes a full tear-off, self-adhered underlayment, new galvanized flashing and several sizes of replacement lumber. The wood repairs belonged to that project’s scope; assess another roof before adding the same allowance.
A homeowner reviewing a comparable proposal can ask which repairs are already identified, how newly exposed damage will be recorded and when additional work requires approval. The roofing scope and Oakland’s classification should be checked together before decking or structural work is concealed. Oakland’s eligible certificate route provides a particular closeout process; it does not make all extra work inspection-free. The example supports retaining a clear repair record, not a claim that the observed lumber quantities define a universal threshold between permit types.
