Moraga examples in the records involve retaining equipment, choosing an exact shingle color, repairing around pool solar and specifying skylight or fireplace flashings. Those decisions sit alongside the Town’s waste-document approval when it applies to the project.

Permit
Roof replacement permits in Moraga
We pull it and schedule the inspections. It’s billed at the city’s actual cost, separate from the roof.
Permit authority
Contra Costa County building permits and inspections; Moraga handles applicable local approvals.
Permit planning
ARS allows approximately one week for permits unless the department confirms a shorter route; issuance is not guaranteed.
Past ARS permit cost
A September 2026 Moraga reroof had a $288 County permit. A different ARS project in March 2026 had $241.50 in Town planning fees before card processing. Budget both approval routes when applicable; these charges came from different jobs and are not one combined permit quote.
Permit fee planning
County residential reroof base components are $150 plus $38 processing; surcharges and any separate local approvals add to the assessment.

Inspections
Inspections and booking
County inspection holds — County stages are 123 Roof/In Progress, preferably 25–75% complete for composition, then 120 Final after completion. Confirm deck, repair and nailing holds—including code 108—before covering, and obtain approval at every assigned stage; a separate deck visit depends on the permit.
Final closeout — For a Moraga WMP-covered job, upload all receipts and documents to Green Halo, identify Moraga as the waste origin, and obtain Town approval before scheduling County final.
Booking — Book through County ePermits or 925-646-4108; confirm current deadlines and availability before tear-off.

Local roofing decisions
What stays on the roof when the covering changes?
During planning for a Moraga reroof in September 2026, the homeowner explicitly wanted two existing attic fans retained. They also wanted the new shingles to stay close to the old roof’s dark color. ARS proposed Duration COOL Plus Midnight, explained that it would look somewhat lighter, and received the customer’s approval. The selected product was ordered; completed installation is not confirmed.
The important decisions were what equipment stayed and which exact product/color would be ordered. A new-roof description should not leave a retained fan indistinguishable from a new ventilation item. Likewise, a familiar color name or a dark sample is not a substitute for confirming the shade in the selected product line. This example supports that planning process, not a claim about universal reflectivity, wind performance or service life.
How was pool-solar handling separated from a roof repair?
A February 2026 Moraga repair record included work on leaking shingles and the main and front ridge. It also listed removal and reinstallation of one pool-solar section and closure of pool-solar drain vents. The work retained that equipment; it was not a replacement of the entire heating system.
For someone with collectors over an affected roof area, the proposal should make that division clear: which section is being handled, what roof work it enables and who returns the system components afterward. If a drain or another connection is to be closed, that change should be stated rather than hidden in a general removal allowance. No pool-heating performance result is available. Check another array’s condition and handling requirements separately.
What does a custom saddle add to the written scope?
A December 2021 Moraga shake replacement named a custom upper skylight saddle and a custom upper fireplace saddle with counterflashing. It also included gutters and a spark arrester. A different April 2026 replacement recorded three deck sheets, an overhang siding sheet, trim and re-nailing.
These examples address different parts of a reroof: connections around openings on one job, and exposed wood repairs on another. Naming those details makes the scope more useful than a single allowance for miscellaneous flashing or lumber. For a new project, ask which openings need new metal, which adjacent surfaces are included, and how discovered deck repairs will be documented and inspected before they are covered. The older scope is an example of actual work, not a current material specification.
