Our Lafayette work includes detailed pre-start planning and completed scopes with multiple chimneys, skylights and separate garage work. The recurring practical issue is defining who handles each interface before the roof crew starts.

Permit
Roof replacement permits in Lafayette
We pull it and schedule the inspections. It’s billed at the city’s actual cost, separate from the roof.
Permit authority
Contra Costa County building permits and inspections; Lafayette handles applicable local approvals.
Permit planning
ARS allows approximately one week for permits unless the department confirms a shorter route; issuance is not guaranteed.
Past ARS permit cost
An August 2026 county-issued reroof permit for a 48-square Lafayette roof totaled $288. This is a historical example, not a quote for a different roof. Your project’s scope, current assessment and any separate processing charges can change the amount.
Permit fee planning
County residential reroof base components are $150 plus $38 processing; surcharges and any separate local approvals add to the assessment.

Inspections
Inspections and booking
County inspection holds — County stages are 123 Roof/In Progress, preferably 25–75% complete for composition, then 120 Final after completion. Confirm deck, repair and nailing holds—including code 108—before covering, and obtain approval at every assigned stage; a separate deck visit depends on the permit.
Final closeout — Lafayette’s November 6, 2025 handout exempts residential reroof-only work under 5,000 square feet from City zoning plan check and WMP. Larger or combined scopes need applicability review; the exemption does not waive County inspections or other permit holds.
Booking — Book through County ePermits or 925-646-4108; confirm current deadlines and availability before tear-off.
Local projects
Local roofing decisions
How were pool solar, a solar tube and site access coordinated?
A Lafayette project planned in August–September 2026 involved removing pool-heating solar panels and reinstalling a reduced or reconfigured set. ARS recommended a pool-solar specialist because replacement piping and parts were outside the roofing crew’s usual supply scope. The discussion distinguished attachment flashing, straps and roof plumbing, and also required coordination with a solar-tube installer. This project was scheduled for the week of October 12, 2026; it is still a planning example here.
The homeowner also raised trailer placement on new pavers. ARS compared direct trailer access with carrying debris out by hand and planned to review alternate side access onsite. These were choices about responsibility, access and labor, not just the replacement shingle. A similar proposal should state who handles each system, how materials and debris reach the roof, and which access assumptions could change the work plan.
What did the color and included-area discussion resolve?
The same Lafayette planning thread records a request to see installed shingle examples before choosing a color. The homeowner later selected Shadow Grey after viewing roofs. They also asked whether shed roofing and garage-side vents were included. The discussion settled a color choice; it does not confirm ARS installed the reference roofs or that every requested item entered the contract.
For another homeowner, this separates two decisions that can otherwise blur together. A visual reference can help with product and color selection, while the proposal must still define the buildings and roof areas included. Before ordering, match the chosen color to the exact product and resolve any shed, garage or accessory-roof questions in writing. Resolve those points before the crew starts.
Why list custom flashings and garage work individually?
A May 2024 Lafayette replacement included three custom saddles, two 48-watt solar-powered attic fans, and separate gutters and gutter guards for the garage and main house. An August 2026 record describes complete reflashing of two chimneys, 16 O’Hagin vents and new wall, step and pipe flashing.
These completed scopes show why roof area alone would not fully describe the work. Each chimney, opening and separate building adds an item that needs to be identified in the proposal. A homeowner comparing bids can check whether the named flashings are being renewed, whether the garage is included and whether gutter guards and fans are included or optional. The records document particular quantities and assemblies; they do not support a standard allowance for other Lafayette homes.
