Roofing in Brentwood

Our Brentwood work includes full-roof replacements and an invoiced ventilation scope. A separate buyer enquiry concerned a roof with solar; the assessment and any completed work need to be distinguished.

Permit

Roof replacement permits in Brentwood

We pull it and schedule the inspections. It’s billed at the city’s actual cost, separate from the roof.

Permit planning
ARS allows approximately one week for permits unless the department confirms a shorter route; issuance is not guaranteed.
Past ARS permit cost
Our October 2023 Brentwood reroof invoice listed $411.00 as the contractor-billed permit charge. That historical invoice amount is a budgeting example; it is not a municipal payment receipt or today’s quote for your roof.

Inspections

Inspections and booking

  1. Deck and sheathing — Get Brentwood’s inspection list for your reroof before tear-off. Confirm whether exposed decking, repairs or new sheathing need a separate approval before they are covered.
  2. In-progress — Ask Brentwood which intermediate checks apply and how much roofing may be installed before each visit. Keep assigned inspection areas visible; do not assume final-only.
  3. Final closeout — Check your Brentwood permit for the final inspection and any waste-plan closeout conditions before requesting final.
  4. Scheduling — Use Brentwood’s permit portal or IVR at 925-809-7930, which offers requests for the next, second or third business day. Confirm the cutoff, available window and roof inspection type when booking.

Local roofing decisions

What did a buyer ask before purchasing a home with solar?

In June 2026, a prospective buyer contacted ARS about a two-story Brentwood home with solar panels already installed. The buyer wanted an assessment of the roof’s condition and potential remaining service life before purchasing. This was a request for an assessment; no completed inspection, diagnosis or remaining-life estimate is confirmed.

For a similar request, identify the existing array and the purchase timeline at the outset. Ask what the assessment will cover, what access is needed and how any limitations will be recorded. Those are planning questions prompted by this buyer’s inquiry, not findings about the house. An assessment report would be needed before relying on a condition or remaining-life conclusion in the purchase decision.

How does a small ventilation scope differ from replacement?

An August 2015 Brentwood invoice lists installation of three dormer-style ventilation vents. It is a narrower recorded scope than the full-roof replacements described below. The invoice does not identify the owner’s reason for selecting the work or document a measured temperature or energy result. It also does not independently establish permit inspection approval.

For a homeowner considering ventilation work, the useful distinction is the included task. A proposal should identify the vents, their locations and the roof work needed around them, rather than imply that a vent installation also replaces the broader roof covering. The quantity of three belongs to this invoice; it is not a design recommendation for other Brentwood homes. The invoice describes the proposed work, but completed installation is not confirmed.

What did the two replacement records include?

Completed Brentwood records from September 2024 and October 2023 both describe composition tear-off, an exposed-deck check, dry-rot repair and CertainTeed Landmark shingles. Plumbing vents and jacks, ventilation vents and ridge work also appear in the scope. The records show the items described for those properties, not the condition of another roof.

When comparing a new proposal, separate the covering from the supporting surface and the penetrations through it. Ask which wood work is already identified, how additional repair work found during tear-off will be documented and which vents or flashings are included. That comparison is different from the buyer’s request for a condition assessment and the smaller vent invoice. None of these examples establishes a common cause of roof problems or a standard ventilation quantity across Brentwood.
