Roofing in Alamo

Our Alamo records include repairs to a damaged section, a shake-roof conversion and planning for pool-solar collectors. Those projects raise different questions: how far the repair must extend, what supports the new covering, and which equipment must be handled before tear-off.

Permit

Roof replacement permits in Alamo

We pull it and schedule the inspections. It’s billed at the city’s actual cost, separate from the roof.

Permit authority
Contra Costa County Building Inspection; confirm the property’s jurisdiction.
Permit planning
ARS allows approximately one week for permits unless the department confirms a shorter route; issuance is not guaranteed.
Past ARS permit cost
Our February 2024 Alamo reroof invoice listed $436.00 as the contractor-billed permit charge. That historical invoice amount is a budgeting example; it is not a municipal payment receipt or today’s quote for your roof.
Permit fee planning
County residential reroof base components are $150 plus $38 processing; surcharges and any separate local approvals add to the assessment.

Inspections

Inspections and booking

  1. County inspection holds — County stages are 123 Roof/In Progress, preferably 25–75% complete for composition, then 120 Final after completion. Confirm deck, repair and nailing holds—including code 108—before covering, and obtain approval at every assigned stage; a separate deck visit depends on the permit.
  2. Final closeout — Clear any County CalGreen hold through Green Halo before final; allow up to four business days. Confirm remaining conditions and roof access.
  3. Booking — Book through County ePermits or 925-646-4108; confirm current deadlines and availability before tear-off.

Local roofing decisions

Can a roof repair stay limited to the damaged area?

An October 2019 Alamo invoice identifies a roof section damaged by a falling tree branch. A different repair in April 2021 went beneath the covering: the crew removed rotted decking, installed a new deck and reroofed with laminated composition intended to match the existing color. A water test was included in that scope. The water test was included in the scope; no test result or long-term leak outcome is confirmed.

For someone weighing repair against replacement, these examples make the boundary of the work a useful first question. Is the proposal addressing a damaged patch, the supporting deck, or both? Will the repaired area meet retained roofing, and how will that connection be checked? A new Alamo leak still needs its own diagnosis before choosing the repair area.

What changed when a shake roof became a composition roof?

A February 2018 Alamo replacement removed shake roofing, felt and nails and included new backing and OSB sheathing before Presidential TL composition shingles. The same scope called for a custom fireplace flashing, new valley metal and a solar-powered attic fan with a thermostat. The deck, chimney, valleys and ventilation were therefore identified parts of the work, rather than details left implicit in the shingle name.

That example gives a homeowner several concrete points to compare between proposals. Does each include the surface beneath the new covering? Are the fireplace and valley connections being renewed? Is the fan an included item or an optional upgrade? For a new roof, select the sheathing, product and ventilation design for that property and its current permit.

Will existing pool-solar collectors fit back in the same arrangement?

In an October 2026 Alamo estimate, a specialist assessed a 16-panel pool-heating solar system. The supplier warned that the space between eave and ridge might not accommodate the proposed attachments. The installer planned to assess the fit when the collectors were removed and, if necessary, move part of the array to another roof area. Attachment and strut work and a new sensor were included in the estimate. This was a proposed configuration, not a completed reinstallation.

The practical decision was about the attachment layout and the work needed to return the pool-heating system to service. A homeowner in a similar position should have the roofer and pool-solar specialist identify who handles removal, attachments, plumbing and the sensor, and what happens if the original layout cannot be reused. Pool-heating collectors and photovoltaic modules are different systems; this example should not be read as a PV permit procedure.
