Repair or replace

Deciding what your roof needs

Do I need a new roof, or can it be repaired?

Often it can be repaired. Plenty of leaks have nothing to do with the roof’s age: debris packed behind a skylight, chimney or valley, a cracked pipe boot, or a satellite dish bolted through the shingles. Those can be fixed and the roof can keep going. If you don’t need a new roof, we’ll be the first to tell you. A free visit tells you how many years your roof has left.

Can you find out why my roof is leaking?

Yes. Leaks almost always start at the metal: the flashing at a wall, chimney or skylight, or a cracked pipe boot. A leak diagnostic visit is $350, waived if you book any work with us. For a first look, text us photos at (925) 381-9162.

How does the estimate work? Do you need to visit first?

You can get a number before anyone visits. The instant estimate prices your roof from your address in minutes, using satellite measurements of its size and slope. It can’t see the roof’s condition, so the free visit, about 30 to 45 minutes, tells you how many years your roof has left. A written roof report for a sale or an insurer is $350.

Why is the roof measurement larger than my home’s square footage?

We measure every roof facet’s area and slope by satellite, and a sloped roof has more surface than the floor under it. Overhangs, a garage and covered porches add more. The instant estimate also adds 14% for waste and rounds up to the next whole square. Tell us about a detached garage or a flat section out back, so it’s in the price.

Your proposal

Understanding your proposal

What is included in a roof replacement?

Tear-off of every old layer down to the wood deck, new metal (drip edge, step flashing, pipe boots or vents), underlayment matched to your roof’s slope, California cut valleys, O’Hagin attic vents at about one per 300 square feet, new shingles and daily cleanup. We pull the permit and bill it at exactly what your city charges, outside the base bid. Solar removal and reinstall is its own line, and dry rot goes on a written work order.

Why do roofing estimates vary so much?

Two bids can describe different roofs. Check whether the metal is new or reused, which underlayment goes on, how many vents, whether the permit is in the number, and how dry rot is billed. Send us the other bids and we’ll put them next to ours line by line. If theirs is the better fit for your house, we’ll say so.

What happens if you find dry rot or damaged wood?

We expect most houses to have at least some. When we find it, we stop and photograph it before any wood comes out, and if you’re home we show you. We replace only structurally required wood, at $300 per person per day plus workers’ comp and payroll tax, with lumber at cost, on a written work order. At $3,500 the crew stops and needs your signed approval to go further.

What if I want to change something after I get the proposal?

Tell us. Switching colors within the same shingle line never changes the price. A different line, gutters or an added section changes it at the rates on our rate card. Ask, and we’ll send you a formal proposal.

Choosing your roof system

How do I choose shingles and a color?

Most of the roofs we do get Owens Corning Duration or CertainTeed Landmark, priced the same. The step-up lines are mostly about looks. For color, a 6-inch chip can’t show you how a blend reads across 2,000 square feet, so ask us for a house nearby with the exact product and color name you’re considering.

What are underlayment, flashing and ventilation, and why do they matter?

Underlayment is the waterproof layer under the shingles: synthetic on standard and steep roofs, 100% peel-and-stick on low slopes. Flashing is the metal at every wall, chimney, skylight and pipe, and leaks almost always start there, so we never reuse it. Ventilation moves air through the attic; without it an attic can pass 150 degrees in summer. We install O’Hagin exhaust vents balanced with your intake vents.

Can you replace a flat or low-slope roof too?

Yes, with our own crew. Shingles can’t go on anything flatter than 2/12. Flat sections get an FR10 slip sheet for a Class A fire rating, half-inch insulation board and a TPO membrane, welded at every seam and edge. If the roof ponds, put the money into tapered insulation first.

Can gutters and skylights be included?

Yes. We build gutters on site at $14 per foot, and gutters take no deposit. We reflash skylights, and new skylights go in during a reroof.

What happens if I already have solar panels?

About one in three roofs we replace has solar on it. Removal and reinstall is $300 per panel, on its own line in the proposal, with new flashing at every mount. Our roofing and GoSimpleSolar are one ownership group, and the mounts are covered by our 10-year workmanship warranty.

Scheduling and payment

Scheduling and payment

How do I get on the schedule?

Sign the proposal and pay $1,000 to get on the schedule.

How long does a roof replacement take?

On a typical Bay Area house, three to four days: tear-off, then dry rot and underlayment, then the build, then the finish and final cleanup. A second old roof, a lot of dry rot, solar panels, a city deck inspection or weather can stretch it, and we say so when we schedule the job.

Can you work around an insurance, home-sale or tenant deadline?

Yes. Tell us who needs the information and by when. Roof reports are written to the date you need, with our license on every report, and we answer questions from you, your agent or your insurer. The insurer, buyer or seller decides what they accept.

How do the deposit and payments work?

$1,000 at signing, 50% of the original estimate when your materials are delivered, and the balance plus any signed work orders and the permit at final. Gutters and repairs take no deposit.

Is financing available?

Yes. Ask us, or see the financing section on our pricing page.

Getting ready for the work

What should I do before the crew arrives?

Clear the driveway: our trailers need the space. Hammering shakes the house, so take down framed pictures and mirrors on top-floor walls. Tell us what you’re protective of, like plants or pavers, and it goes into the crew’s instructions for the job.

Who do I contact during the project?

Call us Monday to Saturday at (925) 381-9162, or text. Our foreman is Ivan Martinez, and Van is involved in every project.

How are debris and cleanup handled?

The crew lays tarps over landscaping and along the house, and old roofing goes straight into the dumpster. Every day, hard surfaces get swept and magnetic rollers go over the lawn, driveway and planters. On the last day the dumpster is hauled away, gutters are cleaned out, and we walk around the house with you. For our jobs in 2026, 88% of materials have been recycled.

What about permits and inspections?

We pull and schedule the permit and bill it at exactly what the city charges, never marked up. Some cities inspect the bare deck, and we work around their schedule. The city’s final inspection comes before your warranty paperwork. Our city pages list local permit costs and rules.

After the job

Warranties and help after the job

What warranty comes with my roof?

Two. The manufacturer’s lifetime limited warranty covers the materials and is prorated after the first 10 years. Our 10-year workmanship warranty covers the installation on a replacement; repairs carry a 3-year warranty on the area repaired. An Owens Corning 50-year extended warranty is available for a small added cost.

What should I do if I notice a problem after the work?

Call or text us at (925) 381-9162, with photos taken from the ground. Workmanship issues are covered by our warranty, and the crew that installed your roof is the crew that comes back. For material issues, we file the claim with the manufacturer and walk you through it.
