Roof reports for insurance, sales and purchases
When an insurer, buyer or agent needs the roof in writing, we write a formal report for that reader, by your date, and say plainly what the roof shows.

Three situations, one kind of report
Your insurer sent a letter
A renewal, an inspection request or a deadline. Tell us exactly what they asked for and we write to that.
You’re selling
A listing date or a buyer’s request. You get a clear picture of the roof before it comes up in negotiation.
You’re buying
An inspection window on a purchase. We tell you what the roof shows and what a replacement would cost, if it needs one.
Written to stand on its own
- The roof as it is — roof type, layers where we can confirm them, and condition slope by slope.
- Photos — of what we found, labeled.
- Our recommendation — repair, replace or no action, with the reason.
- A cost estimate — if work is needed, built from the same rates we publish.
- What we can’t know — the deck under the shingles, stated plainly.
- Our license — CSLB #1145218, on every report.
How it works
$3501. Tell us who needs it and by when.
2. We visit and photograph the roof.
3. You get the report by your date.
4. We answer questions from you, your agent or your insurer.
A written report is $350. The insurer, buyer or seller makes their own decision about what they accept.
Just want to know how much life your roof has left? That visit is free. We look, take photos and tell you what we see, without a written report. Does my roof need replacing?
“[Affordable Roofing Systems] brought me up on the roof, showed me everything [they] saw, and offered concrete advice about how to address the problems and also to extend the life of the roof.”
